Rental Terms and Conditions

VACATION HOME RENTALS - TERMS & CONDITIONS

CHECK-IN/CHECK-OUT: Check-in time is 4:00 pm EST - Check-Out 11:00 am EST. Early check-in or check-out is by special request and at a additional rate of $50.

SMOKING: All homes are "non-smoking." Smoking is permitted out of doors in designated areas only.

GUEST RESTRICTIONS: We do not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.

DAMAGE-RESERVATION DEPOSIT: A damage/reservation deposit of $300 is required and must be received within 5 days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is not applied toward rent; however, it is fully refundable within 14 days of departure, provided the following provisions are met: 1. No damage is done to home or its contents, beyond normal wear and tear. 2. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. 3. All debris, rubbish and discards are placed in refuse containers provided and soiled dishes are placed in the dishwasher and cleaned and one load of laundry is started. 4. All keys are left in the lock box and home is left securely locked. 5. All charges accrued during lthe stay are paid prior to departure. 6. No linens are lost or damaged.

PAYMENT: An advance payment equal to 50% of the rental rate is required 60 days before arrival and will be applied toward the rent. Payment should be made by traveler's checks, bank money orders, personal checks or credit card. The balance of rent is due fourteen days prior to your arrival date.

CANCELLATIONS: A sixty day notice is required for cancellation. Cancellations that are made more than sixty days prior to the arrival date are subject to a 5% cancellation fee or $50 whichever is greater. Cancellations or changes that result in a shortened stay, or that are made within 60 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit. You may choose to purchase travel insurance separately.

PET POLICY:

Pets are permitted in rental homes only with prior approval and a fee of $45 per pet, per week applies. All pets must be leashed when outside the home and guests are responsible for cleaning up any/all pet refuse. Pets are not allowed on furniture at any time and evidence of such may incur extra cleaning fees. Pets must be up to date on rabies and all other vaccinations plus heart worm preventive - documentation from your vet is required. All pets are to be treated with Advantage or similar topical flea and tick repellent three days prior to arrival. These provisions are the sole responsibility of the pet owner.
